How We Deliver
1) Discovery, brief and strategy
Confirm the project brief and success metrics (brand, guest experience, budget, programme)
Establish stakeholder governance (decision-makers, approval gates, escalation route)
Review site constraints and interfaces (survey information, access, existing conditions, services coordination, fire strategy interface)
Capture operational requirements (FOH (Front of House) / BOH (Back of House), staffing flows, storage, deliveries, waste and housekeeping touchpoints)
Set the delivery programme and maintain a risk/opportunity register
2) Concept design (experience + spatial proposal)
Define the concept, narrative, and design principles (the “north star”)
Produce spatial concept options (typically 1–2) with a clear recommendation (zoning, adjacencies, guest journey, operational flow)
Develop adjacency diagrams and zoning logic
Issue test-fit / concept plans (spatial proposal)
Map the guest journey (hospitality-critical)
Create mood boards (materials, colour, lighting ambience, styling cues)
Set the initial palette with benchmark references
Run an early cost sense-check and prioritise what is protected (design intent “non-negotiables”)
3) Schematic design (validate + align)
Develop GA (General Arrangement) plans (dimensioned)
Develop RCP (Reflected Ceiling Plan) layouts at the schematic level
Produce key elevations and key sections for stakeholder alignment
Define lighting intent (layering, ambience, preliminary fixture direction)
Issue outline finishes schedules (by area)
Issue outline FF&E (Furniture, Fixtures and Equipment) schedules (indicative selections)
Provide 3D views/renders to accelerate approvals
Confirm accessibility intent (inclusive clearances and key principles)
4) Design development (coordinated + cost-managed)
Coordinate plans, RCPs (Reflected Ceiling Plans) and elevations to design-developed level
Develop joinery and feature elements (bars, banquettes, reception, wardrobes, vanities, kiosks)
Define the materials and samples strategy, including the sample board direction
Issue detailed finishes schedules (floors, walls, ceilings by room/area)
Develop FF&E (Furniture, Fixtures and Equipment) schedules (sizes, finishes, performance, compliance, lead times)
Define the OS&E (Operating Supplies and Equipment) scope where interiors impact operations
Provide acoustic intent notes (particularly for restaurants, lobbies and lounges)
Set the wayfinding strategy (principles, hierarchy, placements where applicable)
Deliver a VE (Value Engineering) pack: costed alternatives, impact assessment, and recommendations to protect design intent, durability and programme
5) Technical design pack (for tender and construction)
Issue construction-ready drawings (setting-out plans, RCPs (Reflected Ceiling Plans), elevations, sections and key details)
Issue a joinery technical pack (fabrication-ready drawings and specifications)
Issue coordinated schedules (finishes, FF&E (Furniture, Fixtures and Equipment), lighting, joinery, accessories and equipment as applicable)
Issue specifications (performance requirements, compliance intent, sample and mock-up requirements)
Provide coordination notes for specialist interfaces (lighting controls, audio-visual and information technology, signage, specialist finishes where applicable)
6) Tender support
Manage the tender issue package (drawings, schedules, specifications and addenda control)
Respond to tender queries and provide clarifications
Support bid evaluation via a structured comparison matrix
Review contractor VE (Value Engineering) proposals and provide recommendations aligned to design intent and operational needs
7) Procurement support (optional)
Set a procurement strategy and lead-time tracker
Manage samples and approvals (including “golden sample” sign-offs where required)
Review submittals and shop drawings (joinery, metalwork, stone, lighting, signage as applicable)
Assess substitution requests to maintain design intent, performance, durability and cost alignment
8) Site support
Carry out site inspections and issue site reports (quality, progress, design intent protection)
Support the build team with RFI (Request for Information) responses and coordination input
Produce snagging/punch lists and track close-out
Provide installation guidance for styling, artwork and final dressing where included
9) Handover & operations
Support as-built reviews for intent-critical items
Collate asset information (FF&E (Furniture, Fixtures and Equipment), finishes and lighting references)
Deliver an Operational Manual (lighting scenes, care and maintenance guidance, styling rules, layout standards and replacement specifications)
Provide post-opening support where agreed (snag close-out and operational fine-tuning)
